- A credit score of 580 or above preferred for self paying tenants. Those with vouchers will determine based on the overall picture of application and credit report.
- Gross combined household income of 2.5x’s the monthly rental amount
- Verification of employment – Please upload 1 paystub with application.
- 1 year of verifiable rental or residential history -Please provide landlord contact info with application.
- Vouchers accepted on some properties. Please inquire.
- Bankruptcies and/or evictions must be paid off and 5 years past
- Felony convictions that were aggressive in nature (domestic abuse, child endangerment/molestation, distribution of drugs (marjiuana excluded), violent crimes, etc) will not be considered
- Any criminal record activity that could be deemed harmful or threatening to the current health and safety of an individual, the rental property, neighborhood, or property of others may be grounds for denial
How to Apply
All rental applications must be submitted online via the Hemlane platform. Applications will not be processed until the application is considered complete.
- An application will not be considered complete until all persons who will reside in the premise above the age of 18 have:
- Submitted an application that is fully filled out and signed. Please include all current phone numbers and/or email of references for landlords & employers.
- Uploaded paystub
- Claimed all income (child support, food stamps, housing vouchers, SSI, disability, etc
Co-signers or guarantors must also submit an application. APPLICATIONS ARE FREE. The credit and background check is $30 but will not be requested until after we’ve reviewed the application and the property has been toured.

The Application Process
- Gather the following to apply for occupancy.
- Last 1-2 pay-stubs (We will not accept tax returns, except for those who are self-employed. However, we will accept an offer letter from a new employer.)
- Current employers contact information
- Previous Rental History Contact Information (phone number or email required)

- Next, find the property you would like to apply for and follow the prompts.
- At the end of the application, you will be required to sign & verify all information submitted.
- Applications are FREE.
- Non-approved applications will be held on file for 90 days and can be transferred to a different property for free until approval is reached and a deposit is received.
- Completed applications will be screened on a first-come, first-screened basis.
- Once an application has been approved, we will request a showing time from you to view the property. At that time you’ll be sent a request to complete our Screening (credit & background check) which will be $30/per applicant.
- Once an application has been approved, a security deposit and a $100 non-refundable administrative fee are required within 48 hours of approval or the application may be considered denied.
- Deposits are equal to 1 month’s rent and must be collected via the Hemlane platform. If the platform is not an option please discuss other alternatives with the leasing agent.
- A home is not removed from the market until an application has been approved and a deposit submitted.
- Security deposits are fully refundable upon move out if the home is left with no cleaning charges, no damages, and no other balance owed.
- Security deposits will be forfeited upon withdrawal of application or failure to sign a Lease Contract after approval.
- Security deposit and administrative fee must be paid with separate payments
