
General Maintenance
Tenants are able to submit maintenance requests using the online tenant portal. There, tenants can document issues and add photos. After a request has been submitted, it’s reviewed by us and assigned to the necessary subcontractor. Technicians are required to update service requests and keep a record of every work order, from dispatch to completion. Any expense exceeding $350 will result in the owner being notified via text or call. 816 Property Management will pay up to $500 for invoices at time of service. In the event the invoice is over $500 management will immediately submit an invoice to the property owner. Once funds are in transit management will complete the payment process to the vendor.

General Contracting
Our technicians are skilled in a variety of trades including, plumbing, electrical, HVAC, and routine maintenance. However, there are projects that exceed our capabilities. When these projects arise, we’ve established partnerships with reliable contractors. We currently use our approved contractor list for items such as roofing, pest and critter control, appliance repair, and house and carpet cleaning. Our maintenance team also manages the contractors to ensure everything is getting done correctly and efficiently. Make Ready repairs are included in your management fees up to $2500. Any repairs over this amount requiring coordination or management will be subject to a 10% charge of the total cost of renovations for the oversight, coordination & confirmation of a completed job.

Make-Ready Turns and Renovations
When a property becomes vacant, we will generate a make-ready estimate for the client to review. We itemize and break down costs to inform clients of what funds have been withheld from the tenant security deposit. The goal is to turn the property fast with the least amount of funds expended. Our maintenance department also manages large-scale renovations. However, anything that is beyond our technicians’ abilities will be handled by one of our approved contractors. Make Ready repairs are included in your management fees up to $2500. Any repairs over this amount requiring coordination or management will be subject to a 10% charge of the total cost of renovations for the oversight, coordination & confirmation of a completed job.

Lawn Care
Owners are able to opt-in to our mow and snow removal list. Our Maintenance Coordinator will work with owners and tenants accordingly on a mowing schedule and cost per mow. Alternatively, when Kansas City gets heavy snow and ice, our technicians and trusted vendors will work on the removal. It’s important to realize, not all properties will qualify for snow removal.

Preventative Maintenance
816 Property Management offers an inspection program that allows us to perform preventative maintenance. We encourage homeowners to opt-in to this program, as it prevents costly future maintenance issues and conserves the quality of the home. The program also reassures owners that current residents are properly maintaining the home. Some examples of preventative maintenance we would schedule include HVAC inspections, gutter cleaning, tree trimming, and mechanical inspections. This is an included service with full Management agreement.
